What is a House and Land Package?

A house and land package allows you to purchase land and construction of a new home in a single transaction. You are buying a house that has not been built yet.

Key Benefits

The Process

1. Contract Signing Sign land and building contracts, pay 10% deposit of total package price
2. Title Registration 2 months for title to be registered and transferred to you. Full purchase price of the land is required at this stage
3. Construction Begins Builder starts work once title is settled
4. Progress Payments Pay building contract in stages as construction progresses
5. Final Settlement Move in once construction is complete (12 months from start)

Payment Structure

  • 10% deposit of total package price at contract signing
  • Remaining land balance at title settlement (Week 8)
  • Building contract payments:
    • 20% at slab stage
    • 20% at frame stage
    • 20% at lock-up stage
    • 30% at completion

Important Considerations

  • You'll need construction loan approval, not just standard home loan
  • Full land payment required before construction begins
  • Title must be registered and transferred before building starts
  • You can't move in until construction is complete
  • Builder's warranty covers structural defects for 6-10 years
